Western Wealth Capital Completes Sale of Las Vistas at Papago Park

Phoenix Multi-Family Building Generates Over 50% Return Over 14-Month Term

Western Wealth Capital (WWC), a growth-oriented real estate investment company, is pleased to announce the completion of its sale of Las Vistas at Papago Park, a multifamily unit building in the company’s Arizona portfolio.

WWC purchased the 200-unit building in May 2016 for $10.5 million (all figures $US). WWC has now sold the building for $13,550,000 – a 29% increase to acquisition price. Net of capital investments on building improvements, WWC investors in Las Vistas received an annualized return of over 50%.

The sale is the company’s sixth divestment since its inception in 2011. WWC’s investment strategy typically has a three-to-five year horizon. WWC divests either when it is accretive at the end of the time horizon, or we receive an offer that exceeds our business plan targets. On average, our investors have received 31% annualized returns upon sale.

Janet LePage, Chief Executive Officer of WWC, says the sale is a reflection of Phoenix’s long-term growth trends and the company’s investment strategy.

“By being singularly focused in identifying opportunities with unlocked value and applying capital conservatively, our model has proved to provide both certainty and strong returns for our investors,” says LePage.

WWC has a disciplined six-stage strategy. We acquire undervalued multifamily rental properties; carefully allocate capital to accretive improvements; optimize operations to increase the asset’s net cash flow and valuation; refinance to return equity to investors; and, when appropriate, divest.

Since its inception in 2011, WWC has acquired 31 multifamily unit buildings, representing 5,125 units, with a combined purchase-value of more than $375 million. Our current portfolio, net of divestments, includes 25 multifamily unit rental buildings (4,400 units) in the Greater Phoenix area. WWC is now the second largest multifamily owner in the Phoenix area by number of units.
